At Whitewater Property Management, we’re proud of our homes and strive to keep them in top condition. Maintenance requests are a priority for us, no matter how minor they may seem. Ignoring small problems means they’ll become bigger ones over time, and nobody has time for that! Please report all repairs (big or small) in a timely manner, so we can resolve them quickly. We’re here to help!

Repair Notification
Any repair which goes unreported, thereby causing further damage to the Leased Premises, may incur charges to your account. We must have access to the Leased Premises to perform any repairs or maintenance.
Requesting Service
Please fill out the Service Request Form as completely as possible. Be specific. Please provide details of the problem and the location in the building so we can get the problem resolved quickly.

Tenant Notification

We normally provide at least 12 hours notice of when repairmen will be entering the building and performing the repairs. Normal notice is given via email, text message or by door hanger. Need the repair handled sooner? Please check the box waiving the 12 hour notice so that we can get repairmen into the building as soon as possible.

Emergency Repair Requests

For urgent Repair Requests please call 262.473.7300. If you get a recording, press x1 and hold on the line. Your call will be answered by the on-call person.

paying Rent

Your rent is due on or before the first of each month as specified in your agreement. Payments not received on time, are subject to late fees or other charges. Rent must be postmarked on or before the first of the month and should be sent to:

Pay Online 

Your first rent payment is due upon move in. Rent payment dates vary dependent on your payment plan election and the specific terms of your lease. Your payment plan election was made at the time of signing your lease, and you are bound to those terms. Below are the typical payment terms found in most of our leases.

Paying your rent is easy and we have several options. Our preferred option for receiving rent payments is the online payments option. To pay online, you can follow the "Pay now" link below and you will be directed to our payment vendor, PayLease.
You can log in and initiate individual payments or set up automatic monthly payments directly from your savings or checking account. Payments made online, after they clear, are credited to your account the same day they are initiated. You receive a confirmation tracking number for the transaction and we are also mailed an immediate receipt so we know to watch for that payment. Paylease does charge an ACH transfer fee (similar to what you would pay at an ATM). They also offer a credit card option, if you find that necessary.

Monthly Payments

Your first rent payment is due before moving in, and the first of the month, thereafter. You will pay 12 equal payments.

Semester Payments

You will have three or four rent payments, see your lease for summer due dates.  First semester rent is due no later than September 1 and second semester rent is due no later than January 1.

Security Deposits
Security deposits are required for all Whitewater Property Management leases. It's easy to get your deposit back. Pay your rent when it's due, clean the property well before you leave and don't damage any part of the residence.

Renter's Insurance

Remember to protect your personal property! Under most circumstances, the Landlord is not responsible for your personal property. Renter's insurance is an inexpensive way to ensure that in the event of an unforeseen disaster or theft, your personal property is covered. 

Keys/Lock Out

If a tenant is locked out of his/her unit or bedroom, the landlord will unlock within 24 hours. If an unlock is requested within less than 24 hours, the tenant has the option to pay landlord to unlock the unit: On business days (Monday-Friday 8:30am4:30pm) an unlock will be charged at $10 per door, between 4:30 pm and 8:30am, weekends and holidays and unlock will be charged to tenant at $45 per door. These charges will be added to tenants account and due and payable the same as “rent” under this agreement.

Grills

Charcoal grills are only permitted when stored and used at least 25 feet away from any structure. If we have provided a picnic table, this is your designated grilling area and grills should be stored and used there. The Wisconsin Fire Prevention Code and local city ordinances prohibit the use of barbecue grills on decks and patios of multi-family housing. We can and will be fined by the City of Whitewater if this ordinance is not adhered to. If we are fined, the cost will be passed along to the offenders. Be safe!

Good Safety Practices
  • Check the batteries in your smoke alarm
  • Check your carbon monoxide detector - tell us if it's beeping
  • Check your furnace filter - replace monthly
  • Lock your doors and leave a light on at night
  • Due to fire risk, no storage is permitted in utility closets.  This means the closet your hot water tank and furnace is located. Hot water tanks should not be adjusted by tenants, please contact the office.
